Where am I in the process?

The typical California timeline
- Missed payments (months 1–4). Federal rules generally bar a servicer from starting foreclosure until you are more than 120 days behind. California law requires the servicer to contact you to discuss options at least 30 days before recording a Notice of Default.
- Notice of Default (NOD). Recorded with the county recorder. The trustee must wait at least 3 months (about 90 days) before issuing a Notice of Trustee Sale.
- Notice of Trustee Sale (NTS). Must be mailed, posted on the property, and published at least 20 days before the sale.
- Trustee sale (auction). Right to reinstate generally ends 5 business days before the sale. Sales are often postponed. After a completed non-judicial sale there is generally no right of redemption.
